I built these tools because I kept running into the same problem: I'd find a property, get excited, and then spend hours trying to figure out if the numbers actually worked — using spreadsheets that were either too complicated or didn't account for the right things.
So I started building my own calculators. One for BRRRR deals. One for flips. One for figuring out whether a sheriff sale bid even makes sense. Then a few for Philadelphia-specific stuff — transfer taxes, homestead exemptions, the tax abatement phase-out — because that information is genuinely hard to find in one place.
None of this is financial advice.
